The Central Business District is one of New Orleans’ most vibrant and popular areas. Part of the area lies in zip code 70113. It is situated between the Lower Garden District and the French Quarter. The boundaries of the area are Pontchartrain Expressway and State Highway 90 to the south, South Claiborne Avenue and I-10 to the west, Iberville Street to the north, and the Mississippi River to the east.
The area includes the New Orleans Passenger Terminal, the Louisiana Superdome, Lafayette Square, the New Orleans Public Library, the U.S. Post Office, the Veterans Administration Medical Center, Tulane University Hospital and Clinic, the Tulane School of Public Health, Immaculate Conception Church, Audubon Insectarium, New Orleans Steamboat Company, St. Patrick’s Church, the Robert E. Lee Monument, Odgen Museum of Southern Art, the Confederate Museum, and the Archdiocese of New Orleans.
The downtown area (which includes the Central Business District) is a great place to live — especially for people who want outstanding access to the downtown’s nightlife, culture, and music. It is convenient to the arts district, the World War II Museum, the Odgen Museum, and great restaurants, such as Emeril’s and HerbSaint.
Homes in the area are a mix of historic buildings dating back to the 19th and early 20th century, and includes condominiums, single-family homes, townhouses, and rental properties. Some buildings have been turned into combined working/living spaces. These historic residences range in size from a small 407 square feet (possibly an efficiency or studio apartment,) to a 4,000 square foot townhouse dating back to 1836.
Much of the charm is generated by having so much to do and see; there are always places to go, whether to a free evening concert in Lafayette Square or to a performance at the Orpheum by the Louisiana Philharmonic Orchestra. Another popular attraction is the Audubon Insectarium, located on Canal Street — the largest insect museum in the United States.
