The Mission Terrace neighborhood is in the 85746 zip code area of Tucson, and watches the sun set behind Saginaw Hill. South of downtown Tucson, the neighborhood has a mix of rural and metropolitan qualities that add a unique charm. The timeless design of the district has the same tidy and welcoming appearance as when it was newly developed.

The neighborhood boundaries trace West Bilby Road to the north, as the rear of the homes along South Westover Avenue cut the eastern line through the dusty desert. West Valencia Road makes up the southern boundary as it meets with the western border of South Cardinal Avenue.

The Mission Terrace neighborhood has many options in the area to keep the residents entertained. To the north, is the Manzanita District Park and pool. The Aquatic Family Facility was designed not to be just another park building, but to accentuate community pride. East of the neighborhood is the Valencia Road Shopping Center for that quick Starbucks Fix, the local Chili’s restaurant and a Walmart store.

South of the Mission Terrace neighborhood is the Desert Dining Hotel and Casino, which offers more than gaming. The full hotel facilities are tax-free and offer an attractive consideration for convention planners. For hiking enthusiasts, there is the Beehive Peak to the west.

The neighborhood, developed during the early and mid 1970s, is populated with Ranch Style homes. Their similar appearance is broken up with the ornate planning of the roadways. The center through-streets are straightforward, and the inter-travel streets become concentric within their individual sectors. The homes utilize water saving, low maintenance desert landscaping, with shady trees nearby to diffuse the summer heat.

The Mission Terrace neighborhood does not use concrete sidewalks; instead, the walkways along the shoulder are gravel paths separated from the road.
