Bordered by West Humble Avenue to the south, Gulf Avenue to the north and North D Street on the east, 16 Park Villas is an artsy, sophisticated urban neighborhood. Western Drive frames the western edge. 16 Park Villas is largely residential with most properties in the single-family home category. Most of these were built between 1940 and 1969. Newer properties include apartment complexes, some in high-rise buildings. Rounding off the property offerings are a few duplexes and row homes.

Nearby churches include Hope Lutheran on West Scharbauer Drive and the Living Way Church on North Pecos Street. The Northland Shopping Center is four blocks east along North A Street.
Restaurants along North Wadley Avenue and North Garfield Street include the Venezia, the Garlic Press, and the Strawberry Fields Café. Fast food outlets such as Burger King and Subway are also in the same area. The Hogan’s Run Dog Park is four miles to the northeast along East Wadley Avenue, as is the Ranchland Hills Country Club.
