Bordered by West Humble Avenue to the south, Gulf Avenue to the north and North D Street on the east, 16 Park Villas is an artsy, sophisticated urban neighborhood. Western Drive frames the western edge. 16 Park Villas is largely residential with most properties in the single-family home category. Most of these were built between 1940 and 1969. Newer properties include apartment complexes, some in high-rise buildings. Rounding off the property offerings are a few duplexes and row homes.

This pedestrian-friendly neighborhood is only six blocks from both Tumbleweed Park and Windlands Park, both on West Wadley Avenue. Just west of those parks is the Midland Community Theatre, offering dramatic and musical productions, and theatre workshops. Another block north is both Midland College and the Midland International Airpark. Bus service along West Wadley Avenue, courtesy of the E-Z Rider system gives easy access to the commercial center just west of the airpark.

Schools in the 16 Park Villas area include Fannin Elementary, located to the north off North Garfield Street, and the Hillander School, a private primary facility located on West Wadley Avenue near the theater. Nearby churches include Hope Lutheran on West Scharbauer Drive and the Living Way Church on North Pecos Street. The Northland Shopping Center is four blocks east along North A Street.

Restaurants along North Wadley Avenue and North Garfield Street include the Venezia, the Garlic Press, and the Strawberry Fields Café. Fast food outlets such as Burger King and Subway are also in the same area. The Hogan’s Run Dog Park is four miles to the northeast along East Wadley Avenue, as is the Ranchland Hills Country Club.
