Grand is a large residential neighborhood in Riverside. With a variety of terrain that starts in the hills on the east, to the flat lands at its center, and toward the steep slopes of the Santa Ana River Basin, Grand features a mix of hillside homes and heavily landscaped neighborhoods. Many homes have splendid views of the Santa Ana River.

The Grand neighborhood is in the 92501 ZIP code. It runs along Palm Avenue and the largest arroyo in Riverside, called the Tequesquite Arroyo. Its main thoroughfares are Jurupa, Mountain View, Streeter, Dewey, Rubidoux, and Grand Avenues.

The nearest freeway to Grand is the Riverside Freeway. Aside from being conveniently located near shopping and schools, the community is also near the Santa Ana River Regional Park on its northern side. Part of the Santa Ana River occupies its northwestern tip, and the park also features the long Santa Ana River Trail.

Industries in the area include newspaper publishing; health care and social assistance; professional, scientific, and technical services; accommodation and food services; and recreation and manufacturing.

The area’s topography gives its blocks irregular shapes, which eventually developed into a series of residential and recreation sites. More than half of the area is developed, mostly into residential blocks. The rest consists primarily parks and open spaces ready for further development.

There are many parks and recreation spots around Grand, including the next largest one after the Santa Ana River Regional Park, the Tequesquite Park. This park also marks the northern edge of the neighborhood. Meanwhile, the Martha McLean-Anza Narrows Park forms its southwestern edge. Other smaller parks within the Grand area include the Evans, Newman, Nichols, and Mt. Rubidoux Parks.

Just outside neighborhood boundaries, residents have easy access to the Riverside Community Hospital and its separate Occupational Physical and Speech Therapy facility.
