First month’s rent, last month’s rent, and any additional fees must be paid prior to or at move-in. Keys will not be released until all deposits and rent payments are received. Application Guidelines: Applicants must have a verifiable gross monthly income approximately three times the rent, demonstrated through pay stubs. Maximum occupancy is limited to fewer than two persons per bedroom. Applications must be submitted online. Applicants with evictions, unpaid judgments, or records of drug or violent crimes will be denied. Credit issues will be evaluated on a case-by-case basis. Marginal credit may require a higher security deposit to mitigate risk. No smoking of any kind is permitted on the premises. One cat is allowed with prior written approval. A $500 non-refundable pet move-in fee is due at move-in, and a monthly pet fee of $25 applies each month and is also non-refundable. No dogs. Reasons for Application Denial: Incomplete, inaccurate, falsified, or unverifiable information on the application. Unpaid judgments, evictions, or drug/violence-related criminal records. Insufficient verifiable income, unsatisfactory credit, or negative references.
