First month's rent free

Rent Concession. Owner agrees to provide new Tenant with a one-time rent concession equal to the full amount of the first month’s base rent. As a result, Tenant’s base rent due for the first month of the Lease term is $0.00. No Cash Value. The Concession is a promotional rent credit only. It has no cash value, is non-transferable, and cannot be applied to any other month’s rent unless expressly agreed in writing by Owner. Lease Term Requirement. The Concession is conditioned upon Tenant completing the full initial Lease term as stated in the Lease. If Tenant terminates the Lease early, is evicted, or otherwise breaches the Lease, Tenant agrees to repay the full amount of the Concession to Owner immediately upon move-out, in addition to any other amounts owed under the Lease.
