The entertainment area includes a modern pool table and customizable smart lighting for a fun and vibrant atmosphere. The fully equipped kitchen includes premium stainless-steel appliances, a Samsung refrigerator, GE cooking range, microwave, dishwasher, and coffee station. Three clean, modern bathrooms are stocked with essentials and hairdryers for your convenience. Enjoy peace of mind with smart locks, Nest thermostats, and exterior security cameras. An air mattress is available upon request. Gym access requires a signed liability waiver. Ample on-site parking is included. Located in northeast Austin / Manor with quick access to Hwy 130 and Palmer Ln, this apartment offers a convenient commute to Downtown Austin, The Domain, major business hubs, ACL, F1, SXSW, and Austin-Bergstrom Airport. Pets must be disclosed and approved in advance, and pets over 50lbs are not allowed. There is an extra one-time pet fee per stay: 1-2 nights: $100/pet, 3-6 nights: $150/pet, 7-29 nights: $250/pet, 30+ nights: $300/month/pet. Smoking, drug, and vape use is not allowed inside the unit, on the balcony, or in the hallways of the building, and there is a $1000 fine if discovered or reported. Quiet hours are strictly observed from 10pm to 8am. Parties are not allowed in this property, including loud music, and there is a fee of $1000 if a party is discovered or if a neighbor complains of excessive noise. If an excessive mess is discovered after your stay, you will be charged accordingly on top of the standard cleaning fee. You will be charged for stained or damaged sheets/towels. There is a $600 penalty for lost keys/clicker/fob. Do not alter any safety device. There is one security camera pointing at the door entrance, and blocking or disconnecting this device will lead to immediate termination of your stay with no refund. There is a $600 penalty for lost or damaged key/fob/parking permit and a $500 penalty if you’re locked out and will need assistance. Work efficiently with dual monitors, electric standing desks, and ultra-fast Wi-Fi. The 75” 4K Sony TV enhances presentations or downtime streaming. Guests also enjoy access to a private garage gym equipped with essential strength-training equipment. High-speed Wi-Fi is available throughout the home. All guests are required to sign a rental agreement before receiving check-in instructions. All early check-in can be requested a day before the arrival date and it is subject to approval. The rate is $20 per hour before check-in time. Standard Check-in Time from Mon-Sat is at 4:00 PM and 5:00 PM during Sundays. Late check-out is subject to approval and must be notified in advance. Standard Check-Out Time is 10:00 AM. Late check-out at 11:00 AM costs $20.00. At 12:00 PM it costs $40.00. Any guest checking out beyond 12:00 PM is subjected to a penalty of $300.00 and immediate expulsion. Visitors are generally not allowed without previous notification. Please, notify us about any visit to analyze your request. Please don’t use the face or bath towel as a kitchen towel. There will be a $10 charge if face towels are stained. If there is no paper towel, please let us know. Please be advised that we do not provide extra towels and sheets. You are most welcome to bring your own towels and sheets if you will be needing more. Please be advised that an additional cleaning request during your stay would cost $150.00. We do not allow packages/mail to be sent to the address you’re staying at. You may deliver items to the door, or to a local FedEx/UPS. We cannot help you to retrieve the delivered mail. You will be charged for any missing or damaged items. If any damage or issue arises that requires repair, we will notify you promptly. Repairs may occur without prior notice and cannot be used as a reason for a refund. All stays longer than 29 days must be cleaned by our housekeeping team. This service will cost $150, which must be paid for by the guest. [SI]
