A $75 fee will be charged if guests leave more than thirty minutes past the posted check-out time, and an additional day's stay will be charged if possession is held for more than two additional hours beyond designated check-out. This is a non-smoking apartment complex; smoking is prohibited in all interior and exterior areas, including the parking lot, sidewalks, porches, decks, balconies, and pool area. Violating this rule will result in a $200 fine, plus potential additional costs. Absolutely no parties are tolerated; if guests throw a party, trash or damage the unit, disrespect the property, or hold a gathering with unapproved guests, a $200 fine will be enforced. Unauthorized pets will incur a $500 fine per pet. An additional cleaning fee of $100 will be charged if the housekeeping crew notices an unreasonable mess after checkout. A $75 fee will be incurred if the keyless entry system is damaged. Guests must have a valid working phone number. The occupancy limit is six (6) guests; more than six guests will be removed for trespassing. Guests who live within thirty minutes of the premises must contact the host before booking. Guests agree that if any aspect of the premises or home is damaged at their fault, they are responsible for the total repair costs. Breaking any house rules will be grounds for immediate termination of the reservation without refund. The apartment is remote work-friendly with fast 300 Mbps Wi-Fi, great for remote work and gaming. The clubhouse also features a work/business center with Ethernet computers. The apartment complex requires the reservation holder and pets to undergo a background check. Maintenance does have access to the unit and may need to enter as part of their normal operations, including mandatory air filter replacements once every two months.
