Guests enjoy exclusive access to the gated community’s shared facilities, including a clubhouse, lounge, fitness center, community pool, basketball court, walking/biking trail, and grill area. One-time pet fees are $150 per pet, with a maximum of 2 pets allowed per apartment, not to exceed 50lbs each. Breed restrictions apply and include any percentage, mixture, or combination of Pit Bulls & Staffordshire Terriers, Doberman Pinschers, Rottweilers, German Shepherds, Chows, Great Danes, Presa Canarios, Akitas, Alaskan Malamutes, Siberian Huskies, Wolf-hybrids, and any animal known to these breeds by any other name. An un-leashed pet fee is $50 per occurrence, and a pet waste pick-up fee is $50 per occurrence. Three visitor parking spots are available on a first-come, first-served basis, clearly labeled “Visitor.” Conveniently located, this apartment is a short drive from several popular spots: the University of South Florida is 5 minutes (2.2 mi) away, MOSI is 8 minutes (4.2 mi), Busch Gardens Tampa is 11 minutes (4.5 mi), Takomah Trail Park is 10 minutes (5.1 mi), and Lettuce Lake Park is 13 minutes (5.9 mi). Quiet hours are between 10 pm and 8 am. There is absolutely no smoking and no drugs allowed inside the apartment or elsewhere on the property. The individual making the reservation must be at least 21 years of age and must be one of the guests staying at the property. Only the number of guests indicated on the reservation are allowed to stay overnight on-premise, unless otherwise agreed upon in written form. The number of vehicles on the property should never exceed 3 per reservation and should be parked in the spaces labeled "Visitor" spread throughout the community. Failure to bag trash properly and dispose of it in containers provided can result in fines up to $200. Due to the size of the apartment and to adequately prepare for the next guests, late check-outs are not permitted (unless we've already coordinated in advance) and are susceptible to incurring a late check-out fee of $350.
