Welcome to this comfortable 1st-floor apartment in Lutz, designed for relaxed group stays. Feel at home in this rental unit that offers space to gather, privacy to unwind, and easy access to nearby attractions. This apartment features a full kitchen, dining area, and an in-unit washer and dryer. The full kitchen supports simple, everyday cooking during your stay. A breakfast nook sits within the kitchen, while a separate dining area gives you space to enjoy meals together. Guests have access to a patio, as well as shared community amenities that include a pool, gym, clubhouse, and grill area. Walking and biking trails, along with recreational facilities like a basketball court, add options for light activity without leaving the community. This apartment is pet-friendly. The apartment is well-positioned for exploring the area, with a short drive to the University of South Florida, MOSI, Busch Gardens Tampa, and nearby parks such as Lettuce Lake Park. It is a convenient base for both local attractions and relaxed days close to home. Quiet hours are between 10 PM and 8 AM. One-time pet fees are $150 per pet, with a maximum of 2 pets allowed per unit, not to exceed 50lbs each. Breed restrictions apply and include any percentage, mixture, or combination of Pit Bulls & Staffordshire Terriers, Doberman Pinschers, Rottweilers, German Shepherds, Chows, Great Danes, Presa Canarios, Akitas, Alaskan Malamutes, Siberian Huskies, Wolf-hybrids, and any animal known to these breeds by any other name. An un-leashed pet fee is $50.00 per occurrence and pet waste pick-up is $50.00 per occurrence. It's important to note that any mess and/or pet waste is expected to be cleaned, picked up, and disposed of properly. There is absolutely no smoking and no drugs allowed inside the home or elsewhere (inside or outside) on the property. We can accommodate a maximum of 8 guests at any given time. The individual making the reservation must be at least 21 years of age and must be one of the guests staying at the property. No third-party bookings are allowed, unless otherwise agreed upon in written form. Only the number of guests indicated on the reservation are allowed to stay overnight on-premise, unless otherwise agreed upon in written form. The number of vehicles on the property should never exceed (3) per reservation. Please respect the neighborhood and neighbors. Be considerate while socializing outdoors after 10 pm and before 8 am. Also, keep excessive noise to a minimum during this time. No fireworks of any kind and no firearms on property, unless kept locked in a vehicle. Please take out the trash and dispose of it properly per instructions upon departure. Failure to bag trash properly and dispose of it in containers provided can result in fines up to $200. Report damages immediately. Due to the size of the home and to adequately prepare for the next guests, late check-outs are not permitted (unless we've already coordinated in advance) and are susceptible to incurring a late check-out fee of $350. We reserve the right to terminate a reservation without refund, and/or pursue monetary fines if guests are found to be in violation of any of these rules. Check-out time is 10 AM.
