Public Elementary School
Hello! I'm renting out my 2-level townhome in North Inglewood. I'm looking for someone kind, respectful, and who will take care of the place and enjoy it. I spent the last several months giving it a complete renovation. This includes: - higher-tier laminate flooring, decent Ben Moore paint, mid-to-high end tile (Porcelain from Italy), and some new lighting fixtures. - new blinds, and are faux wood at the balcony and real wood everywhere else. The bathroom cabinets are dated but painted. - kitchen cabinets with more durable oil paint a few years ago, and they're showing age, but they're tough. - typical kitchen appliances, most of which are just a few years old. That includes a dishwasher, fridge, and oven/range, but no microwave. Communal spaces include a pool and shared washer and drier space (near the unit) UTILITIES: - I cover water, sewage, trash and HOA. - You cover electricity and cable -- BENEFITS: - There is no one below nor above you. This is a true town-house style unit. It comes with a ground-level, high fenced in patio - The bedrooms are upstairs and the large bedroom view is nice - The unit is near the washer and drier space. - The neighbors are very friendly (both the next door ones are super nice) - There are some fruit trees - The new HOA has been making some quality of life upgrades over the years of the communal spaces, and will continue to do this - The unit comes with 1 parking space, and a small storage space above it that you are welcome to use. If you need an extra parking space, there is a lottery-style even every 6 months where you can pay $250 for an extra parking space. There are only 4 of these extra spots, and maybe 10-12 people entering the lottery for them. -- ITEMS TO CONSIDER: - The garage needs some work on the ceiling, and the finishes down there aren't great. Thankfully we got a new HOA that is taking the lead on getting the work done. - The parking space isn't huge. Some people have big trucks and SUV's, but it's definitely more sized for a small SUV or sedan. (I had an old SUV and it was fine... but my smaller car makes parking alot easier) - Occasionally, the building turns the water off for a few hours during a work day few weeks if they're renovating something. That happened twice this year so far. - The walls aren't super thick, but they're fine. -- MOVING FORWARD: If you're interested: to keep things fast and simple, please provide the following: - Annual salary/ expected earnings - What you do for a living, and roughly how long you've been at your current job - Estimated credit score - When you can see it. M-F, after 6 is best for me, but we can figure something out. - Anything else you'd like to add -- NOTABLE LEASE TERMS: - No smoking in the unit - Pets: 1 cat only, for $50 per month.
