Applicants must have a current photo identification and a valid SSN. 2. Monthly income must exceed three times the rent. All income must be from a verifiable source (must provide employer contact). Unverifiable income will not be considered. 3. Minimum two years of continuous, positive, objective rental history. (Related party references such as family, friends, and co-tenants are not objective references) 4. Applicants may not have any eviction or unpaid judgments from previous landlords. 5. Credit score must be a minimum of 620. (exceptions with a co-signer) Applicants credit report will demonstrate a history of and a current ability to meet financial obligations on a timely basis. 6. No bankruptcies in last 3 years 7. A background check will be conducted on all applicants. Applicant’s background must exhibit a pattern of responsibility. 8. No smoking. 9. No pets. 10. We cannot start your application without these documents; Incomplete applications are reason for denial.
