Credit & Financial History - Credit Threshold: We seek tenants with mid-to-upper 700 credit scores. Applicants with scores under 700 will require a comprehensive financial review and may face conditional approval or denial based on overall debt-to-income health. - Delinquencies: History must show a consistent pattern of on-time payments with no severe unresolved negative credit accounts. 4. Rental & Public History - References: Must provide 3 years of positive, verifiable rental or mortgage history from previous housing providers. - Compliance: No prior court-ordered evictions within the past 7 years, and no unresolved "comply or vacate" notices or chronic late payments from a prior rental. 5. Animal Policy - Pets: Considered on a case-by-case basis. Requires a positive housing provider reference and a separate pet deposit. 6. Immediate Grounds for Denial - Providing false, inaccurate, or misleading information on the application. - Threatening, abusive, or hostile behavior toward the housing provider or property representatives. - Failure to provide requested supporting documentation within 72 hours. 7. Lease Execution - Approved applicants have a 48-hour window to review and execute the online lease agreement via e-Signature. - Proof of a valid renter's insurance policy, a signed Property Condition Report, and a Utility Transfer Worksheet are required on or before move-in day.
