My wife and I own six garden units in the 1800 JPA Complex. We are UVA alumni/parents, and we are very attentive to any issues that might arise. You will not find a better rental location than 1800 JPA. Very safe, quiet side of town, and all buses and shuttles stop at JPA. 1/4 mile to Scott Stadium, The Lawn, and The McIntire School. All of our units are 2BR/1BA Garden Units (not the high-rise) that are fully renovated with their own private balconies. There are two secure laundry facilities with app-driven, professional washers and dryers. Three of the properties have W&D units in the apartment as well. Nice pool on the premises. Plenty of parking. If you are new to the off-campus rentals, you should look very closely at 1) rentals that are close to the campus, but are priced at $800-$900 per bedroom, as they will be very dated, 2) apartments near The Corner, unless you want the party scene, and 3) the 4-unit, per-bedroom offerings. They are still priced around $1,100 per bedroom, but they are extremely cramped with lots of hidden fees. Our Lease Term is Aug 1 to July 25. You must have a UVA email address. A deposit plus the first month's rent is required to secure the lease. Sewer and trash included. You pay for power and internet, but units are very efficient. While tenants usually pay the rent separately, we do not rent "per room". This is a single lease for the 2 bedrooms, with both tenants jointly liable for the full rent, so the ideal tenants should know each other beforehand. No credit or background checks. Just a UVA affiliation (and a parent guarantee if you are an undergrad)
