First and last month's rent, as well as a $4,300 security deposit are required prior to moving in. Available for a 12+ month lease only. UTILITIES: As part of the rental obligations, the resident is responsible for payment of electricity, gas, internet and cable TV. Water, sewer and trash are included. The resident is also responsible for lawn care, snow removal from the driveway, walkways, and deck or patio areas, as well as replacing water filters and maintaining proper water softener salt levels. Use of the ADT alarm system is optional, and if the resident chooses to activate it, they will be financially responsible for the account and any associated services. Renter’s insurance is required prior to move-in and must remain active for the duration of the lease. In addition, in compliance with Summit County tax requirements, the resident is required to obtain a Utah driver’s license listing the property address as their primary residence and provide proof of the updated license within the required timeframe.
