The bedroom is lockable and you will be provided a key. The house has 5 bedrooms and 2 bathrooms and is shared with other occupants. One bathroom is shared among the four tenants in the smaller bedrooms, and the master has a private bathroom. Tenant will have access to the master bathroom if needed in case of emergency by knocking on the door. The home is 1866 square feet, so there is more than enough room for everybody. The has just been fully renovated, including painting, new flooring, new door hardware, and contemporary light fixtures through. There is also fresh landscaping outside. The home features ceiling fans in every bedroom and the livingroom. The ceiling in the livingroom is vaulted, adding to the spacious feel. There is a laundry room present with a new washer and dryer. There is ample storage space a large walk in coat closet, and other closets. The home features an eat in kitchen. The home sits on a .23 acre lot, and has mature trees in the front and a seating area, as well as an exposed backyard with freshly painted 6’ privacy fence. There is also a concrete patio in the back. All utilities are included in the rent, including electric, water, trash, gas, and high speed fiber internet! I sign fixed leases, typically 6-12 months, longer is preferred. I typically aim to end leases between march and may as that is peak moving season. So the length will vary depending on when you sign the lease of course. Animals: I allow pets, but there is an additional charge. I charge 50$ per dog, and 25$ per cat. I operate on a case by case basis and reserve the right to deny any animals. It is all at landlord’s discretion. However, generally, so long as the animal does not show any signs of hostility, I will typically approve it without issue. Qualifying: I run a criminal background check, eviction report, and credit check on all adult applicants 18+. The application fee is 47$ which is simply the hard cost of the report. I need to see that your gross income is at least 3x the monthly rent, and ideally I want to see a minimum 700+ credit score. I look at all credit reports on a case by case basis. I have denied multiple applicants with 740+ scores before based on having very excessive late payments, despite a high score, or having demonstrated irresponsible, excessive spending habits. Having a 700+ does NOT automatically qualify you. Having below a 700 also does not automatically disqualify you necessarily. I look at each individual report and what is on it. Recent activity is weighed more heavily than older history. Regardless of anything, it will always be a higher security deposit to account for the additional risk if I decide to green light your application. I speak with applicants ahead of time and give them a very good idea of their chances based on what they state to me. I don’t want to waste your time or money if I cannot qualify you.
