Right behind the James White Hall, you will be paying less than $700 for your private room compared to $900-$1000/mo for a room that you share with another person and you don't need to leave for summer or holidays and you pretty much have the same walking distance as from the dorms. This block is extremely popular with Temple Students since it has cameras overlooking the street from dorms, and it is close to 7/11, McDonald's, Rite Aid, SEPTA, and more. Everything is within 2-3 min of walking. The house itself is a HUGE, 6 bed/3 bath building that has a spacious living room, TWO fridges, lots of natural light, a well-sized room, a nice backyard, and an unfinished basement. Everything you need to have a good hang with your friends, live comfortably in your room, and everything for an amazing price. Lastly, the owner is an amazing landlord with many satisfied tenants in the area. Unlike many property management companies, you can reach out to the owner directly and he answers! Applicants must show a combined gross verifiable monthly income of at least three times the rent, a preferred credit score of 650 or higher (lower scores aren’t automatic disqualifiers), no open collections, and at least one year of positive rental and employment history. No eviction judgments within the past four years. Each application is reviewed individually, and strong income, references, or a qualified co‑signer may offset weaker areas, though approval isn’t guaranteed. Bank statements may be requested.
