I am the owner and take excellent care of the property providing immediate assistance /response if there are any issues and I live 2 miles away.This is my only rental property which my daughter used in medical school and residency. A welcome package of Stainless steel cleaner/polish (for appliances), bees wax polish (for cabinets) and floor protectors for furniture will be provided as well as mat protector for a rolling office chair will be left for you and should be left when you leave. Unit is located near the OHSU Medical, Dental and Nursing Schools as well as OHSU Hospital, Doernbecker Children's Hospital, Va Hospital, Casey Eye Clinic and associated clinics. Portland Max and Portland Streetcar, and the TRAM are just a short walk away. Portland Airport can be accessed by Portland Max. One dedicated secure indoor parking space for tenant activated by fob. Visitors must use on street parking. Really you could get by without a car as public transport close by. On the fifth floor outside there is a common area that has covered alcoves and gardened area with a common barbecue for the use of the building occupants. Outside the building at ground level are seating areas with a fountain. Utilities paid by owner: gas, garbage, water and sewer. Unlike other properties in the area, there are no other fees other than standard late fee if late on rent. There is air conditioning which is electric. Heat costs are very low. Internet and cable access as well as electricity which must be set up and paid for by tenant with PGE. This is a non-smoking unit and building. There is a high rise move in/move out fee of 870.00 which must be collected upon lease signing which will be forwarded to Home Owners Association. Renter MUST coordinate with the Home Owners Association who will arrange a move in date and coordinate moving in and out and will provide orientation for rules of the building which require strict adherence. This fee is not mine and is non negotiable as it is part of the HOA. Please note, this company will not help with the move. Wonderful hiking/biking trails nearby as well as kayaking on the Willamette. Really a wonderful spot with many restaurants, parks and farmer's market nearby. On street parking by meter. Apartment is unoccupied, deep cleaned and ready to rent. Lease is for 12 months and can be extended with a promise not to raise the rent for an additional year. Upon signing will require first months rent (with 500.00 discount on first month rent on lease signing, last months rent, and a security deposit of 1000.00 (which will be returned if there is no damage to the property and the property is returned deep cleaned) and 870.00 for the move in move out fee which I fill forward to the company that coordinates your move. Pets are negotiable. If there is a need for a co-signer, that person will require vetting and will need to sign the leases well as occupant. No sub leasing allowed.
