Term: 1-year lease. Move-in Costs: First month's rental, last month's rental and security deposit. Utilities costs are shared with owner - based on occupancy. Policies: This is a strictly non-smoking property. Assistance and ESA Animals: Verification from qualified healthcare provider will be requested. Pets: One small dog or one cat considered (size and breed restrictions apply). Because the owner lives on-site in the basement ADU, we maintain a strict pet policy to ensure a safe, quiet, and well-maintained property. To be considered for approval, all pet owners must provide the following certified veterinary records PRIOR to lease execution. Spay/Neuter - Certified veterinary proof that the animal has been altered. Unaltered pets are not permitted. Vaccinations - Proof of a current Rabies vaccination certificate signed by a licensed veterinarian (mandated locally for both dogs and cats). County Licensing - Proof of a valid, current Multnomah County Pet License. Pest Control - Agreement that the pet is kept on a continuous, veterinarian-approved flea and parasite prevention program. Note: Applications are considered incomplete and will not be finalized into a lease agreement until these certified medical records are submitted. Accessibility: Please note the home is not ADA-compliant. Financial Requirements: To be considered for this owner-occupied unit, applicants must have a gross monthly income of at least 2.5x the rent and a total debt-to-income ratio (including rent/utilities) not exceeding 50%. We do not accept applicants with more than $1,000 in total delinquent or "charged off" debt within the last 12 months. Application Process: Screening fee of $55 per adult (18+). Fee covers background, credit, and residency checks.
