Once in a blue moon, opportunities arise to live in a quintessential Asheville home with a West Asheville bungalow meets Tokyo tea house. A sustainable, abundant lifestyle with natural abundance is possible. Because of these things, in 2023, this land was selected as part of the West Asheville Garden Stroll. A stroll away are a suite of shops and restaurants on Haywood in one of the most sought-after neighborhoods in Asheville. The Tokyo-style tea garden was created as a way of having an outdoor space that would complement the indoor home, making the useable, private space much larger, providing a magical atmosphere for you, especially with all the lights lit up near twilight. The tea garden area includes native species as vegetation and local rocks as features and stepping stones. Here you can enjoy tea, eat a meal, or work, as electric outlets are provided. Included in rent are the following: electricity generated from solar panels (see below), high speed fiber optic internet service, water and garbage/recycling collection. Indoors, three bedrooms provide the opportunity for multiple living combinations including office space or rooms for children. One of the rooms opens up into the tea garden. The bedrooms all include electric baseboard heating, with individually-set thermostats. Each bedroom has closet space. The living room-dining room-kitchen area is designed to be one spacious area, divided by a kitchen peninsula, with a chef-quality Kenmore stove. Cabinet space is plentiful including a floor to ceiling pantry with soft close drawers. Additional features in the kitchen include a dishwasher, RO water filter, Aliz clay walls, and stainless steel sink. The area is heated with three choices of heat: an efficient Jotul wood stove with glass windows for watching the fire on cold winter nights, a subzero new Mitsubishi mini-split for 100% heating capacity down to -5 degrees, and electric baseboard heat with individual thermostats. The electricity from Duke Energy is supplemented with a 4,000 kW solar array on the roof. This is set up for net metering, so that energy from the solar array offsets an equivalent amount of energy use. Tenants will pay for electric bills, though the solar combined with the wood stove and environmental foam insulation in the walls and heavily-insulated ceilings and crawl space allows the opportunity for net-zero home electric use (then only the monthly basic Duke electric fee applies). At the same time, if additional electricity use is desired, air conditioning from the mini split and so forth are also possible. In the crawl space a dehumidifier is kept running to ensure the safe and appropriate humidity levels there. This is the only required energy use (that is offset of course by the solar panels). The crawl space is fully encapsulated for an efficient space. Additional gardens include unusual tree peonies with large spring flowers, pear trees, a rain garden, raspberry bushes, mature blueberry bushes, native species, and garden plots. These garden plots can be gardened if desired, with excellent quality soils developed over the years. This home is not part of a large property management firm, but instead, the homeowner lives in the ADU next door with his daughter. Keyless entry to the home offers a convenience for you. The bungalow porch provides another relaxing space. Two outdoor chairs are provided here as well as an additional four chairs and a small table provided in the tea garden area. In addition, wood stove tools are provided, a fire extinguisher, carbon monoxide alarm, and an air filter.
