15 Newton Ave Rental

Hello! My name is John, and I am looking for someone to rent an available room for the next 5 months. I am 35 years old. I currently teach English online and also work for Instacart. I am studying to be a personal trainer. I wake up around 5:30 a.m. and go to bed around 9:30 p.m. I am friendly, and I try to be a reasonable human. I keep the house clean, and I am looking for someone who can do the same. The room is available for immediate move-in. You will be completing the last portion of a lease that ends on January 31st, 2022. This is, approximately, a 5-month lease for you. The owner pays the water and sewage. You and I will split the electricity ($ depends on usage) and the internet ($30/month each). The owner will check your credit before accepting you as a tenant. No pets allowed. The combined rent for this side of the duplex is $1275/month. The room you will be renting is slightly larger than mine (it is about 12 ft. x 9.5 ft.), and it rents for $650/month. I will be paying $625/month for my room. The room for rent is unfurnished. To move in, the owner requires a 1.5-month deposit in addition to the first month's rent. Your deposit will be $975 and the first month's rent is $650 (prorated to your move-in date). No cigarettes smoked in the house. This is a sweet spot. It's in a quiet neighborhood, and it's the last house at the end of a deadend street. The back deck overlooks Newton Lake. The other side of the duplex is rented by a nice lady with a young boy. I never hear them. The owner put in new floors just before I moved in. There is a garbage disposal and W/D in unit. The bedrooms and full bath are upstairs. The kitchen, living room, and half bath are on the main floor. I use part of the downstairs area as an office for online teaching. There is more space if you need an office area or work from home. The W/D area has a little extra storage space if you need it. I am happy to answer any questions you have.
