QUALIFICATION REQUIREMENTS: • Credit Score: Minimum 610 for each applicant. Verified through Experian. • Applicants must have no unpaid rent, mortgage, or utility bills. • Rental History: Good standing with current/previous landlords. No outstanding rent or fees. No evictions in the last five years. • Criminal background check required. • Income: Combined monthly income must be at least 3.5 times the monthly rent (i.e. $2,295.00x3.5 = $8,032.50 or more each month). • Pets/Animals: Must be disclosed on the original application, including service/support animals. An additional pet fee and monthly pet rent will be required for pets. • We are only able to hold the home for a move-in/lease start date that is up to 2 weeks from the date an application is placed. All applications are required to be placed and fully processed before we can make a decision. Should multiple applicant apply to when property together, the two weeks will begin when the first applicant applies. PET POLICY: • Up to 2 pets/animals maximum (accepted on a case-by-case basis). • Pet Fee: $300 upfront, nonrefundable, per pet. • Pet Rent: $30 per month per pet (nonrefundable). • Responsibility: Tenants are monetarily responsible for all damages caused by pets. • Pets/Animals: ALL must be disclosed on the original application, including service/support animals. Approval time depends on how quickly required information is received. Incomplete applications will result in delays. Failure to provide us with information quickly will result in us moving to the next applicant.
