Rent is paid in 12 monthly payments. 11. Rent is due first on the month and late after the fifth of the month. A late fee may be charged. 12. If maintenance/repairs are needed, tenant will work with owner to arrange time to resolve issues. 15. Maximum occupancy of unit is 2 residents. 16. Tenants are required to obtain renter's insurance to protect their personal property and safeguard against perils and liability exposure. 17. At the beginning of the tenancy, the tenant and owner will prepare a detailed report of the condition of the rental dwelling, list all damage, and agree on all existing conditions.
