Thank you! We’re so happy to host you and hope you’ll enjoy this space as much as we do. To keep it peaceful, safe, and well cared for, we ask all guests to follow a few important house rules. Booking confirms your agreement to everything listed here: Check-In, Check-Out, and Access • Check-in is at 4 PM. Check-out is by 10 AM. • Early check-in or late check-out may be possible for a fee, but must be approved in advance. Unapproved early arrivals or late departures may be charged. • Lost keys, passes, or remote controls will incur a replacement fee of $100–$500, depending on the item. These costs reflect actual HOA/security replacement fees. Cleanliness and Condition • We kindly ask tenants to leave the home in generally tidy condition. • Excessive mess, trash, or failure to follow basic move out instructions may result in additional cleaning fees. • No rearranging furniture or removing decor, bedding, electronics, or supplies from the home. • There are 3 flights of stairs in this condo. Please ensure that EVERYONE in your group is physically able to climb stairs before signing your lease. Quiet Enjoyment • This is a peaceful, residential neighborhood. Please respect quiet hours from 9 PM–7 AM and keep noise levels down at all times. • Loud music, shouting, and disruptive behavior are not allowed and may result in removal or fines from the HOA or city. • No parties or events are allowed unless explicitly approved. • Only registered tenants are allowed to live on the property beyond 7 days. No unapproved tenants not included on the lease. Strictly Prohibited – Fees Apply The following will result in a minimum $500 fee, possible removal without refund, and/or further penalties: • Smoking or vaping of any kind inside the home (including tobacco, marijuana, e-cigarettes, or incense) • Bringing pets without written approval (must be specified as a pet tenant with a photo) • Hosting events, parties, or extra guests not included in the lease • Tampering with security cameras, wifi, or smoke detectors • Glass in the hot tub • Trailer or RV parking • Tampering with security cameras, smart locks, or thermostats • Blocking neighboring garage entrances. We hate charging fees, but these rules are in place for safety, cleanliness, and respect for our home and community. Security and Monitoring • A Ring video doorbell is installed at the front entry and may record video and audio. It’s there to help us protect guests, the home, and our neighbors. • There are no cameras inside the property, ever. • Hosts reserve the right to enter the home only for emergencies, repairs, or safety concerns, and will provide advance notice whenever possible. Agreements and Policies • Booking this home means you agree to all house rules above, and the lease terms. • We honor the lease termination and refund policies. • Stays of 30 days or more require a security deposit, background check, and signed lease agreement. Additional Notes: • The rooftop patio offers partial privacy, with one neighboring property nearby and a highway north of the lake. Please note that the adjacent hotel is currently under construction, so there may be occasional noise during this temporary period. • Please keep the outdoor TV covered when not in use and in wet weather. • The deck is for your exclusive use during your stay. Please note that there is one neighbor on the other side of the divider, while the rest of the deck opens to the park and surrounding community. Cleaning and Damages: • Excessive cleaning after check-out will result in an extra cleaning fee. • Guests pay for damages.
