The neighborhood is safe and quiet, nestled next to the park. Free street parking is available with a 2-hour limit from 8am-6pm on weekdays, and unlimited on nights, weekends, and holidays. Adjacent blocks offer unlimited free parking. A 90-day parking pass is available for parking in the 2-hour zone without restrictions. Garage parking is available for $150 per month, and dedicated off-street uncovered parking is $100 per month. Paid parking spots are first come, first served. The apartment is dog-friendly with a pet rent of $90 per dog per month, but there is a strict no cats policy. The apartment is ideally located less than a block from City Park and just minutes from Cheesman Park and the Botanic Gardens. It's a short distance to Sprouts Farmers Market, Cherry Creek Shopping District, and downtown Denver, including RiNo and LoHi. Red Rocks is a 30-minute drive, and ski resorts are about 1 hour and 30 minutes away. Nearby hospitals include St Joseph, Presbyterian St Luke’s, and Rose, all within 5 minutes, and UC Health University of CO and Children’s Hospital CO, both 15 minutes away. The apartment is non-smoking and non-vaping, with violation resulting in damage fees. Check-out time is 10 AM, with a $50 fee for every additional 30 minutes past check-out. Noise disturbances should be minimized, especially for those working from home. A warning will be given for any reported noise disturbances, with additional disturbances resulting in eviction without refund. All trash must be taken out and dishes placed in the dishwasher upon check-out. Personal property left behind will incur a minimum $50 fee for return. Maintenance issues should be reported promptly, but no refunds or rent reductions will be made for mechanical failures or interruptions of utilities. The host controls central heat, while guests control window AC units and fans. The apartment includes a workstation in the den, ideal for remote work, with fast internet at 300mbps download and 10mbps upload speeds. A shared router may or may not be in-unit. A laptop computer is not included.
