Once you enter you will find a spacious living room that opens to a full kitchen and on the other side a remodeled bathroom and 2 good sized rooms...lots of closet space.  The yard is fully private and fenced and a perfect place for pets.  Laundry is easily accessed through the kitchen and is shared with the smaller 1 bed room apartment in the back of the house (this house is a duplex).   Driveway parking available for 2 vehicles. Utilities are not included, but will be billed back to tenant based on square footage percentage of the duplex.  Extra charge will be applied if you are plugging in an EV. Pet Policy – Maximum of 2 pets allowed after approval, $35/month in pet rent per pet.  We use a third party pet/animal policy and screening service. Must have 1 year at employer or 2 years at same field of work. 6. 18 months of positive rental history or mortgage payments (if multiple applicants rental history or mortgage can be combined) 7. Co applicants are acceptable and will be equally responsible for ALL provisions of the lease. 8. Dependents and Incapacitated - occupants under the age of 18 or are incapacitated do not need to complete an application but must be disclosed and named during the application process. Please provide as much documentation and detail as possible at time of application. Examples that should be included are; • Pay stubs/Tax Documents/Bank Statements • Positive rental references on letterhead or signed if possible • Current/past statements (credit cards, wireless, lines of credit) • Current and past ledgers from landlords Portable Tenant Screening Reports (PTSR): 1) Applicant has the right to provide Rock Realty & Management, Inc. with a PTSR that is not more than 30 days old, as defined in § 38-12-902(2.5), Colorado Revised Statutes; and 2) if Applicant provides us with a PTSR, Rock Realty & Management is prohibited from: a) charging Applicant a rental application fee; or b) charging Applicant a fee for Rock Realty & Management to access or use the PTSR.
