About NoHo Contemporary Apartments
Welcome to NOHO Contemporary Apartments (“NCA”), NOHO’s premiere 42-unit apartment building without exception. Located on a quiet street (10925 Hartsook Street), NCA is ideally located within a five- minute walk of the NOHO business district on Magnolia which features all the fabulous restaurants, shops, galleries, theaters and studios that has made NOHO one of Los Angeles most desired places to live. Should you feel like frequenting other parts of the City and want to avoid LA’s traffic, the NOHO Metro Line is also but a short stroll away.
But, it’s not just our ideal location on a quiet street that separates us from the competition; rather, it is the building itself that is designed and constructed to condominium specifications that makes us further unique. At first glance, you will note our apartments are appreciably larger than our competition. By example, our two- bedroom units have two master suites with double the closet space of other newly built apartments. Furthermore, our three bedrooms have 2.5 to 3 full baths and some even include a den or office that could be used as a fourth bedroom.
How did we accomplish building such larger units than our competition? Simply put, California law allows a developer to build up to 35% additional units and reduce parking requirements if they set aside a percentage of apartments as affordable units. Obviously, if you jam 35% more units into the same space, the size of a typical unit will be 35% smaller. We elected to forego the density bonus and build first class units with state- of- the- art kitchens, custom cabinetry, quartz stone countertops, full tile back splash, state of the art appliances with double the storage space of our competition. We further included washers and dryers in every unit, large functional balconies, smart home features, and high- end faucets and fixtures.
But there’s more to NCA than just grand apartment units. We have also included common area appointments which tenants in today’s environment find most useful. These include:
• A top-of-the line Fitness Center that is centrally located and below the Sun Deck.
• Surrounding the Fitness Center are two expansive courtyards appointed with BBQ’s lounge like seating.
• Our community Mezzanine is a covered lounge, but open-air should you or your small group wish to watch a show, sporting event or movie on our large screen TV.
• Our rear yard shall provide for a Dog Run, but we ask you to be responsible for its cleanliness.
• The Mail Room is much more than just that. We have provided for package deliveries in privately controlled lockers that is APP sensitive. Even food can be delivered to a refrigerated locker.
• Every apartment has two tandem parking spaces dedicated to it and we will provide 17 spaces with the latest charging station to accommodate electric vehicles.
