Only tenants approved and listed on the lease may reside at the property. Unauthorized occupants or long-term guests are prohibited without prior written approval. 2. Utilities Tenant pays for all utilities. 3. Parking Property includes a two-space covered carport connected to the townhouse. 4. Guest Parking Guest parking is located on the south side of the pool. 5. Landscaping Maintenance Tenant shall maintain and water the landscaping located at the front and rear of the property, including the tree near the covered patio adjacent to the underground trash bins. 6. Smoking Policy No smoking, vaping, tobacco use, or similar activities are permitted anywhere on the property, including inside the townhouse, front patio, back patio, entryways, or surrounding exterior areas. 7. Dog Policy One (1) small dog 20 pounds or less only may be considered upon approval. Dog requirements: Non-refundable dog deposit: $300 Small Dog 20 pound or less need applicable vaccination and licensing requirements. Tenant pays for any dog-related damages, odors, noise, or disturbances. 8. Subletting / Short-Term Rental Restrictions Subletting, lease assignments, Airbnb-style rentals, corporate housing arrangements, furnished short-term stays, or allowing any person not listed on the lease to occupy the property in exchange for payment are strictly prohibited. 9. Lease Term Lease term shall be for one (1) year unless otherwise agreed to in writing by both parties. 10. Move-In Requirements Prior to move-in, tenant shall provide: Earnest deposit: $997.50 First and last month's rent: $3990 Non-refundable cleaning deposit: $500 Non-refundable dog deposit (if applicable): $300 Refundable key/pool/front gate deposit: $30 11. Property Condition / Final Inspection Refundability of the last month's rent shall be subject to final property inspection and compliance with all lease terms. Any damages beyond normal wear and tear, unpaid charges, cleaning costs, or repair expenses may be deducted from the refundable amount.
