An additional pet fee between $100 and $300 will be collected separately, based on stay length, for a maximum of 2 pets (40lbs combined). All pets must be on a leash when outside on the property. The Japanese Friendship Garden is a serene, park-like setting that includes a koi pond, cascading waterfall, and tea garden. The Valley Metro Rail connects residents to the airport’s sky train, zoo, and Desert Botanical Garden. Transportation options available in Phoenix include Van Buren/1st Ave, located 0.3 miles from the apartment. It is near Phoenix Sky Harbor International, located 5.9 miles or 12 minutes away, and Phoenix–Mesa Gateway Airport, located 32.7 miles or 44 minutes away. Smoking of any kind is not permitted within or outside of this apartment, including balconies, patios, or common and/or parking areas. Any sign of smoking is a violation of the stay agreement, which may result in immediate termination and recovery fees beginning at $500. There is a $500 penalty for removing smoke detectors and a $200 penalty for lost key fobs. No outside guests are allowed without permission. Quiet hours are observed from 9pm-8am each day. Guests must agree to not disturb neighbors at all times during the stay. No weapons or drugs are allowed; police will be called for violating this rule. Check-in is at 4 PM and check-out is at 11 AM (with a $75/hr late fee). A pet fee may be charged for guests traveling with an emotional support animal. The presence of emotional support animals can be declined from stays or Experiences. To abide by all legal requirements and HOA rules, you will be asked to provide a copy of your official government-issued photo ID, confirm your contact information, and pass through our verification portal. In some instances, you may be asked to complete a criminal background check. Failure to provide these documents will result in a cancellation and denied entry.
