Two recent bank statements indicating cash reserves of at least 6 months of rent. Each statement must show the bank name, account holder's name, statement month, summary of deposits, and balance. 5. Proof of employment needed (2 most recent pay stubs). Each pay stub must include the employer name, employee name, and date of pay period. Independent/retired individuals must provide 3 most recent bank statements (each statement must show bank name, account holder's name, statement month, summary of deposits, and balance). 6. Must have a favorable rental history of at least 7 years (no late rent payment, no damage in excess of normal wear and tear, no violations, compliance to rules in lease terms) 7. No late rent payments in the last 7 years. 8. Two positive/favorable references from current and prior owners. Prior owner references must have a valid phone number and email address. 9. No prior rental evictions. 10. Not accepting reusable tenant screening reports. 11. No sublet, no Airbnb. 12. No co-signers 13. Rental applications are accepted only after all potential tenants complete tenant pre-screening criteria and have toured the property in person. 14. Must show a valid Government Issued ID prior to touring the property. 15. Must complete and submit tenant screening and rental applications with no material misstatements/omissions for each occupant (over 18 years of age and older) 16. All applicants (over 18 years of age and older) must meet the rental screening criteria. Failure to meet the criteria will result in denial of rental application. 17. All applicants (over 18 years of age and older) are subject to a non refundable $40 application fee. 18. 1 dog allowed (with additional pet screening) on a case by case basis, $500 (refundable) pet damage deposit.
