Location, location. The house is at the end of a private drive. It is a short walk to the bus stop and the Burt-Gilman Trail. Lake Forest Park Town Mall, with Starbucks, Mod Pizza, Safeway, Planet Fitness, and Third Place Books, is just a few blocks away, yet your setting is private. The outdoor space includes a deck and a small lawn, which the owner pays to have mowed. Heat is an economical electric heat pump with A/C. New quartz counters on the upper kitchen and bathroom counters. Plenty of storage! Access to Sheridan Beach Club, two blocks away, is included with rent. If desired, the tenant/resident will need to pay for the OPTIONAL access to the community's pool
Current tenants are moving out of state by the end of June. The home will be shown by appointment only. Perspective residents will be sent an email questionnaire with full criteria and home information before viewing and submitting applications. Available as early as mid-July.

CRITERIA 1. Income Minimum, three times the monthly rent.
2. Credit screening credit score of 700 or above.
3. Pets: Negotiable. All applicants must answer a few questions with a follow-up email.
4. NO SMOKING OF ANY SUBSTANCE
5. Background checks will include reference checks of previous landlords. We expect a history of good condition reports at move-out, respect for no-smoking and pet expectations, no noise complaints, and no late payments. Picture Identification before moving in.
6. 2 parking spots in front of the house. Plenty of street parking is available.
7. First, last, and deposit equal to rent. Will prorate the deposit and last month over 3 months. 8. All adult residents of the property must complete the online application for the application to be considered complete. The lease agreement must be signed by all applicants. All applicants who sign the lease are obligated for the payment.
9. If one signee moves out before the end of the lease, the remaining tenants are obligated for the full rent. The owner will not accept partial rent.
10. The rent will be paid in one payment.
There will be no sub-leasing of the property.
