The utility fee includes everything except internet/wifi which you must provide to house - included are electricity and natural gas (largest expense ranging from $250-$700 per month that the owner pays on your behalf) garbage, water, sewer and even professional landscaping service each month. You pay zero utilities on your own and instead pay a flat $375 to owner who takes care of everything except internet. No need to even mow the lawn. Normally the utilities in a house like this are $600+ per month average total but they are subsidized by the downstairs occupants so this is actually much cheaper for you overall than if you paid them on your own. Since the utilities are shared the owner asks for a flat fee of $375 and he will cover overage (within reason). You have no power bill or anything else to pay.
