Failure to provide the required documents may delay the application process. INCOME REQUIREMENTS Net take-home income must equal at least 3 times the expected monthly rent. Example: If monthly rent is $695: $695 × 3 = $2,085 required monthly take-home income If you receive income from State or Federal Benefits, including Disability, Social Security, or Retirement, current award letters must be submitted with your application. EMPLOYMENT Applicants must have at least 1 year of employment history with their current employer. CREDIT REQUIREMENTS A credit check will be conducted. Minimum required credit score: 550 Applicants with no credit history and/or no rental reference may be subject to alternative rental terms and/or may require a co-signer. RENTAL HISTORY Applicants must have a good rental reference for at least 2 years or a history of home ownership. BACKGROUND SCREENING A background check will be conducted, and all criminal history is subject to review. APPLICATION FEE There is a $45 non-refundable application fee that must be paid before the application will be processed. No personal checks are accepted. Applications are kept on file for 30 days. ANIMALS: Pets are not permitted unless they qualify as a medical/support or service/Emotional Support Animal (ESA). For a service animal or Emotional Support Animal, required documentation must be provided, along with current shot records and proof of year-round flea protection.
