We are temporarily relocating out of Utah for a few years and are seeking a highly responsible tenant to share our 1600 sqft, 4-bd, 2-bth home in Lehi with my father, who will move in as the primary resident while we are gone. Because he travels extensively for work and is typically away for most of the month, this creates a unique housing arrangement offering a great amount of privacy and space. Because we are offering this at a significant discount, we are looking for a tenant who will treat the home as their own and take good care of it in our absence.
Private Space: Two unfurnished rooms exclusively for you to use as bedroom and home office/storage, plus one full private bathroom. Great for someone working from home or needing extra space.
Shared Areas: Fully equipped kitchen, two living areas, laundry room, 1 garage spot, and a large fenced yard with a gazebo perfect for barbecues.
Responsibilities & Terms:
Rent: $1,000/month for single occupancy; $1,200/month for double occupancy. Minimum 12-month lease.
Security Deposit: $1,000 due at signing.
Utilities: High-speed fiber internet is provided. Because the primary resident is rarely present, the incoming tenant(s) are responsible for 80% of variable utilities (electric, gas, water, garbage).
Yard Maintenance: The tenant is responsible for weekly lawn mowing and standard yard upkeep (lawn mower is provided).
Occupancy: This arrangement is optimized for one individual. We may consider two adult occupants - both would need to apply and sign a single rental agreement with joint liability. Subleasing is not allowed.
Insurance: Tenant(s) must provide proof of an active renter's insurance policy prior to move-in.
Pet Policy: Considered on a case-by-case basis (subject to pet deposits and fees).
