Applicants must have combined monthly income of 3x the monthly rent amount. Applicants must show the ability to maintain steady employment. 5. Applicants can't have declared bankruptcy or have had collections, judgements, NSFs, or unsettled debt. 6. Applicants can't have had more than 2 late fees with past landlords or utility companies. 7. Applicants with derogatory legal records to include sex offenses, crimes against children, distribution of illegal substances, fraud, and/or theft will be denied. Landlord has sole discretion to reject applicant based upon information present in legal records. 8. Smokers of any kind (including e-cigs and vape) are not permitted. 9. Monthly autopay required through Zillow (no charge for EFT). 10. Cats and dogs are negotiable if older than 1 year and spayed/neutered- evidence required. Occupant may have no more than two pets and an additional $500 deposit required. Additional $45 per pet monthly pet rent added to rent. 11. Evidence of renter's insurance required.
