All Applicants are required to complete a rental application and authorize a credit check, must have a 600 or above credit score, background check and eviction history check. Tennant pays for all utilities. However, owner supplies untested well water at no charge unless excessive usage is noticed, then reasonable monthly fee will be charged. No watering of yard, no swimming pools or excessive washing of vehicles. Cell phone service is very limited due to signal strength at this time. Frontier Communications provides landline service at tenants cost. Satellite internet is available at this time at tenants cost. Owner is in process of checking on availability of wireless broadband or Starlink satellite service. Property does not have a fence for dogs. Dogs will not be allowed to roam off of premises. Only one small dog/cat will be allowed with approval. No aggressive breeds. A $200.00 non-refundable pet deposit will be required at lease signing date. Large yard that must be kept mowed. Tennant must have a lawn mower. Tennant must pay for trash service. No burning of trash on premises.
