Security lighting and burglar bars. Approximately 700 square feet. Pets are negotiable but subject to strict lease rules. Fenced yard is shared with another duplex resident (dog must be restrained on a tether or leash when outside). Parking is available for one vehicle only on a concrete pad. Four residents maximum, including children. No inside smoking is allowed, and preference is given to non-smoking applicants. $850.00 mo. $400.00 security deposit if rental and income references are strong. Security deposit will be higher for approved applicants with weak rental history and/or past evictions or other rental history issues. The deposit amount for approved applicants will also be affected by the duration, stability, and verifiability of income. $20.00 background check fee per adult applicant, which includes National Tenant Network fees. Three years of past rental & residential history is checked during the application process. Applicant must furnish documents to confirm actual recent addresses, such as lease copies, utility bills, etc. Any evictions before the three year period may also be considered. A high credit score is not required, but no recent evictions are allowed. Can accept some criminal history, but no recent drug or violence offenses are allowed. Residents pay their own utilities, including water with SAWS and electricity/trash with CPS Energy. Near bus line 28 (about 1/2 block). Income must be close to $2,500 mo. and steady and be verifiable with some type of official earnings statements. Can accept a somewhat lower income amount if from retirement or other reliable non-work income. If income is from a job, it's generally necessary to have been on that same job a year or longer. If you're new to San Antonio, you would need to transfer in with a pre-existing employer or have other pre-existing income.
