As you enter, you'll discover a cozy haven with a one-bedroom featuring a luxurious king-size bed. The bedroom is thoughtfully appointed to ensure your utmost comfort, providing a serene space to unwind after a day of exploration in Texas Hill Country. The living area invites relaxation with its comfortable leather furnishings and warm ambiance. Whether you're curled up with a good book or enjoying the company of your loved one, this space is perfect for creating lasting memories. Prepare delicious meals in the fully equipped kitchen with cafe station, complete with modern amenities. A dining area provides an intimate setting for meals. Unwind in nature's serenity with a tranquil 1/3 mile walking trail to explore and refresh your senses. Enjoy al fresco dining at one of the four picnic areas, perfect for a romantic meal or a family gathering. Step outside into the expansive yard, where you and your pet can revel in the sights and sounds of nature. As the sun sets, gather around the fire pit for a cozy evening under the starlit Texas sky. Stay connected with high-speed Wi-Fi service throughout the property, allowing you to share your adventures with friends or plan your next day's explorations. Pets are welcome with an additional fee of $50 per pet. Please ensure they are either leashed or enclosed in the fenced-in area. There is a fire pit on site for guest use. Guests are kindly asked to bring their own supplies, extinguish any flames or coals after each use, and adhere to any county burn ban in effect. Boerne, located in the picturesque Texas Hill Country, is known for its scenic beauty, charming downtown, and a mix of suburban and rural landscapes. Residents and visitors in this area often enjoy outdoor activities given the proximity to nature. The Kingsby Cottage is located 3 miles to the West of downtown Boerne and 21 miles to the East of Bandera, TX. Explore the close by Boerne downtown area with its historic architecture, boutique shops, art galleries, and local eateries. Enjoy outdoor activities like fishing, hiking, and picnicking in this serene park. Nearby cities include Boerne, San Antonio, Comfort, TX, and Bandera, TX. Discover local restaurants like The Creek Restaurant, The Dienger Trading Co., Valeria Ristorante Italiano, Cypress Grille, Dodging Duck Brewhaus, and Klein Smokehaus. Quiet hours are from 10 PM to 7 AM. The primary guest must be at least 25 years old and present for the entire reservation. There is an old concrete tank on the property. Do not enter this area. It is a 30-foot tank that has not been reinforced. Safety is our number one concern for our guests. There is an additional historic house on the property that’s rented separately. Please no shooting of firearms or weaponry on the property. There is an exterior camera present to monitor the animals on the property. Please do not tamper with them. In the event that you need to use the hard key, please place it back in the lockbox before departing. Failure to return any keys used to the lockbox will result in a $50 replacement fee per key. Texas is home to a variety of insects, particularly in rural settings like the Hill Country. However, our property does not experience any bug activity beyond what’s typical for the region. We take proactive measures to maintain a comfortable environment and have not had any ongoing pest issues. To help ensure a pleasant stay, we simply ask that guests keep windows and doors closed when not in use.
