No special to list here...but will add what would be qualifying for a tenant. Clean credit report. Steady history including references from past homes/apartments rented. All rules must be followed of the lease would be nullified forthwith and deposit forfeited. If someone wanted to pay 6 months at a time, I would give $100/month off the lease price. As far as pets, there would be a $250 non-refundable pet deposit and any damage from pets (urine etc) damage beyond that $250 would be liable with the security deposit. The back yard of the home is Smoky National Park, it has yard on both sides that the tenant (s) would have to cut the grass in the applicable months. To be eligible to rent this home, you need a minimum credit score of 680 and your gross income must be at least 3 times the rent monthly (example, 2500 means your gross has to be at least $7,500 monthly)-this can be close...but we do not want someone to "struggle" to make the rent.

Beautiful mountain cabin with a perfect view of Thunderhead Mountain and Gregory's Bald. I used to live in the home...and have Airbnb'd as well. Looking for a tenant (s) that really loves being in the mountains. The home is log cabin style. Central air and heat pump for Hvac. The home is on a septic and well for water and plumbing/waste. The deck also serves as a carport that will cover 2-3 vehicles. Tenants would take over the electric as well as lawn care as well. As my local friends have said..."The Best View in Blount County". I would consider a 6 month lease or potential lease/purchase.
