ONLY ONE LEFT!! These new units are ready to be occupied All adults will need to fill out the application, provide 2 acceptable forms of ID, proof of income, and pay the application fee ($35). We primarily check: 1) Rental history, 2) Employment/ income, 3) Credit report, and 4) Criminal history. 1) Having good, recent rental history will be very helpful. There must not be negative rental history. This includes paying rent late multiple times. (I may consider 1 negative past rental if it’s disclosed, not recent, and you’ve since taken care of the balance.) 2) You must have a steady income that is at least 3 times the rent amount per month. (Note: We may be able to work with a lower income if you don’t have much debt. ) 3) Our preferred minimum credit score is 600. We take into account the information on the credit report, not just the credit score. (NOTE: If you do not have a recent rental history, you must have good credit.) 4) Recent arrests and/ or convictions for drug activity, violence, or theft will be a problem. If you are concerned about a possible problem, we suggest you talk to us before applying. We have several resources we check to gather this information. If you are concerned about a possible problem, it is always better to bring it up on the front end. I may be able to work with some things if they are disclosed. If you do not disclose them and they are discovered, your application will not be approved. Also, a property can only be held up to two weeks with an approved application and deposit/ holding fee. If you are not in a position to pay the deposit/ holding fee now and rent and utility deposits within 2 weeks, you may want to wait and apply when you are in that position. NOTE: All units are now NON-SMOKING AND NON-VAPING, and we do require renters insurance. NEW (3/19/22) All applicants will need to register with a Pet Screening website as a part of their application.
