We will run rental, criminal, credit, and employment verification, and we will need to verify that the household income is at least 2.5x your rent per month. A month's worth of current pay stubs must be turned in with the application. A $175 administrative fee is required to reserve the home as well, and that will officially take it off of the market for you. Once the apartment is reserved, we need the application(s) (and application fee(s)) if not paid with the admin fee) within 24 hours in order to continue holding the unit. If application is declined, we will return a total of $50.00. Please also note, the applications require a handwritten signature. If you are unable to print and scan them back to us, you are able to drop them in the dropbox to the right of our door at our office in Athens. We do not accept pictures of any documents. It will need to be a scanned pdf or the original will need to be dropped off at the office. For pets, we have a two pet per unit policy. We do have dog breed restrictions so please check with us. There is a $150 non-refundable pet fee per pet due at move-in and $25 pet rent per pet added to the monthly rent amount. We require a picture of each pet and current vaccination records with the application(s). For service animals, we will need a current letter from a physician and a service animal/emotional support animal certification.
