A non-refundable Rental application fee is required for EVERY PERSON 18 years or older who will be living in the home. Application does not guarantee a Lease agreement. The fee pays for screenings for criminal record, eviction history and credit. The Landlord can refuse to rent the property based on the screening results and may choose another prospective Renter based on BETTER results. Prior landlord letter of recommendation is highly suggested as the Landlord will be checking references. Renter(s) must provide proof that their total monthly income is THREE TIMES the monthly rent. A written inquiry to extend the lease is required 60 days PRIOR to lease expiration. Landlord maintains the right NOT to extend any lease. Renters must agree to and provide proof of Rental Insurance. The Landlord requires the first month's rent and equal amount for a security deposit to secure the Lease. The full amount is collected along with the signed lease agreement in order to HOLD the property. If Renter(s) change their mind after signing a lease and do not move in on the move in date, the security deposit is refunded, but the entire first months rent is detained and the lease will be terminated. Please note the security deposit cannot be applied to last month's rent. The Landlord's aim is to return the security deposit in FULL. In order to receive a full refund, the property, as well as the appliances, must be as clean as they were on the move in date and without damage. As an example, nail holes must be patched and walls returned to their original condition at the Renters expense, otherwise, the cost to fix, patch and paint will come out of the security deposit. After a thorough inspection of the property is made, and no damage is found, the Security Deposit will be returned. Depending on the move in date, Rent will be prorated. Rent is due on the FIRST of EVERY MONTH. Rent received AFTER the first will incur a $200 fee. Per South Carolina law, EVICTION proceedings commensurate if Rent is not received by the FIFTH of the month. The property (inside & out) is inspected by the Landlord every 3 months (the dates will be prearranged at the time of the lease). Renter(s) agree to allow the Landlord to enter the residence and to perform any needed maintenance/repairs. Failure to allow entry of the Landlord to maintain the property will be cause for eviction. During the maintenance visit air filters will be replaced and the property will be inspected inside & out. Renters are responsible to keep the home tidy and clean. Renter(s) must agree to abide by the HOA covenants & restrictions and are susceptible to fines if violated. HOA restrictions include no overnight street parking and garbage cannot be visible from the street. Renter is responsible to review and follow all restrictions. NO PETS ALLOWED of any kind. Renter(s) agree to treat the property as their own and to make owners aware of any incidents or damage to the residence or property the DAY it happens. This is the Landlord's home and tenants will be screened for cleanliness and respect of property. The PROPERTY is strictly smoke, vape and recreational drug free! Any evidence of smoking/vaping/drugs will be fined $250 and forth incident will be immediate cause for eviction. Painting is not allowed unless approved and it will be at the Renter's expense. Hanging of photos or shelves is not permitted unless approved and it will be at the Renter's expense to fill any holes and repaint to leave the walls in the original condition they were originally in. Changing door locks is not permitted. Landlord will not enter the premises without permission unless there is an emergency. Renter(s) agree to allow prospective new renters to view the property 60 days prior to their lease expiration. Arrangements will be made throughout the week for property viewings within reason. Renter(s) agree to have the home clean and presentable for showings. Renter agrees NOT to flush anything other than toilet paper down the toilet because it is on septic.
