Application Fee: $40 per applicant for anyone 18 years of age or older. Screening Process (ORS 90.295): Applications are processed chronologically on a first-come, first-served basis. Screenings include credit, criminal background, eviction history, and income verification. If an application is received but the unit is filled before screening occurs, or if the applicant withdraws in writing before screening is ordered, the fee will be fully refunded within 30 days. Screening Criteria: Minimum 600 credit score, verifiable gross household income (typically 2.5x to 3x rent), and positive, verifiable rental or mortgage history. Criminal & Eviction History Disclosures (SB 291): Criminal background checks are conducted in strict compliance with Oregon SB 291. We do not consider arrests that did not lead to a conviction. Any denial based on criminal history will undergo an individualized assessment. Eviction histories are evaluated under ORS 90.303. Applicant Rights: Applicants have a legal right to dispute the accuracy of any information provided by the screening company. If an application is denied based on a consumer report, the applicant will be provided with the name and address of the screening agency. Denied applicants have a right to appeal a negative determination. In accordance with ORS 90.222, tenants are required to obtain and maintain a standard renter's liability insurance policy of at least $100,000 throughout the tenancy, unless exempt by law. Privacy Notice: In compliance with the Oregon Consumer Privacy Act, all personal data collected during the application process is used solely for tenant screening and is protected with reasonable security safeguards.
