The exact calculation is your gross monthly income x 0.38 and then subtract any monthly debt payments (credit cards, car loans, etc). The remaining amount must equal or exceed the monthly rent payment. -No eviction filings within the past 36 months. -No outstanding rental debt. -No new collections within the past 18 months. -No late payments on credit obligations within the past 12 months. -Verifiable positive rental history. -Verifiable positive employment history. -No drug, weapon, theft, fraud, forgery, or violent criminal offenses. -No other criminal offenses within the last five years.
