Applicant Screening Criteria: Applications are evaluated using the same screening criteria for all applicants. • Credit score below 600 results in automatic denial • Delinquent or collection accounts, including unpaid utility balances, may result in denial • Verifiable rental history required • No prior evictions • No documented landlord complaints • Proper notice provided to current landlord • Lease obligations satisfied • Minimum of one (1) year of verifiable, consistent employment required • Most recent pay documentation must show year-to-date income sufficient to meet income requirements • Additional income verification may be requested, including prior-year tax filings • Self-employed applicants may be required to provide two (2) years of tax returns or 1099 documentation • Gross monthly income must equal at least three (3) times the monthly rent • Bonuses, overtime, and child support are not included as qualifying income • Married applicants may combine income with proof of marriage • Co-signers are not accepted • Background screening is conducted in compliance with applicable HUD and FHA guidelines • $75 one-time leasing fee due at move-in • Application processing time is approximately three (3) to five (5) business days once all required documentation is received ?
