Rental Qualifications: There is a $32 application fee per adult. We run a background and credit check. We require a credit score above 600 the total household monthly income to be 3x the rent. Co-signers/Guarantors are not permitted. No prior evictions, felonies, or violent misdemeanors will be allowed, no more than two pets (total weight under 50 pounds) are allowed, and positive landlord and/or workplace references will be reviewed prior to accepting an application. Lease Term: We require a minimum 12-month lease term that then rolls over to a month-to-month. Utilities: Water/sewer/trash with The City of Cape Girardeau and electric with Ameren Missouri would be tenant's responsibility. Owner takes care of lawn care.
