Minisplit AC/heating units help keep utility costs down. First floor has kitchen, living room, full bath, and either one or two bedrooms (in the pics the first two photos of rooms with beds are on the first floor). Second floor has full bath and three other rooms, all of which could be used as bedrooms but one of which you have to go through to get to the stairs to the attic. The attic could be used as a very large bedroom. It runs from the front to the back of the house. Tenant pays all utilities. Owner will mow but all snow removal is the responsibility of the tenant. There is room for one car to park in the driveway. There is almost no backyard though. Two cats maximum or one dog.
