Apartment is very modern and has two balconies, and operable windows and skylights for natural ventilation. Laundry facilities are downstairs in the dark room, and are shared with the owner. The tenancy comes with two parking spaces and room for a small boat. Owner is retired and lives next door. Location is 40 minutes from Washington, D.C. and 5 minutes from fast food, post office, grocery store and gas stations, and less than 10 minutes to the metro park and ride... Owner provides the dwelling and its facilities, the tenant pays one month's rent as a refundable deposit in case owner needs to cover any outstanding damage to property caused by tenant. Tenant covers all his/her own expenses such as: electricity, garbage disposal, internet, and generally takes care of the space, keeping clean and tidy, the drains free and clear, and in the same condition as is provided by owner. If the tenant elects to keep a garden then the garden must be kept in order and not be left overgrown or otherwise in disarray. Priority will be given to those who do help to maintain the garden, but this is not a requirement. This lease is valid for a year, at which time the owner reserves the privilege of extending the lease another year or more. Pets are generally not allowed, however exceptions may be made for certain pets such as gold fish or canaries, which inherently impose limited impact on the condition of the owners property. Smoking is always permitted outside, but as the smell may eventually be difficult to rid the apartment of, could ultimately jeopardize the quality of the environment for subsequent tenants, and is therefore not permitted inside.
