Tenant must also pay for trash service (I believe it's $84 every 3 months, so $28/month). Some requirements: each adult will have to pay for and fill out an application which includes a background check, credit check, and eviction report ($40/person). In order to qualify, you cannot have any felonies on record, have a credit score of 600 or higher, no prior evictions, and income must be atleast 2.5x's the rent ($5,000/month). There is absolutely no smoking inside the residence. Up to 2 pets are welcome with a refundable $350 deposit per pet, but all dog breeds must be approved by our insurance company (certain breeds are not covered).
