Smoking, of any kind, is not permitted within or outside of our suites, including balconies, patios, or common and/or parking areas. Any sign of smoking is a violation of our stay agreement, which may result in immediate termination and recovery fees beginning at $500. Check-in is at 4 PM and check-out is at 11 AM (a $75/hr late fee applies). There is a $200 penalty for removing smoke detectors and a $200 penalty for lost key fobs. No outside guests are allowed without permission. One towel per guest is provided per stay. A valid photo ID is required to complete the booking. A maximum of 2 pets (40lbs combined) are allowed, excluding Pit Bulls and Bull Mastiffs [or similar breeds]. An additional $100-300 pet fee based on stay length is collected separately. A pet fee may be charged for guests traveling with an emotional support animal. Additionally, the presence of emotional support animals can be declined from stays or Experiences. To abide by all legal requirements and HOA rules, you will be asked to provide a copy of your official government-issued photo ID, confirm your contact information, pass through our verification portal and, in some instances, complete a criminal background check. Failure to provide these documents will result in a cancellation and denied entry. No weapons or drugs are allowed; zero tolerance means police will be called for violating this rule. Guests must agree to not disturb neighbors at all times during the stay. In addition, guests must agree to observe quiet hours from 9pm-8am each day. The home is proactively monitored with decibel sensors for compliance with this noise policy. Minimum age requirement of primary person booking should be 22 years old for out of town guests and 25 years old for local guests.
